Property Overview

A beautiful 357-acre farm located in Franklin Township of Morrow County. The farm boasts a good mix of tillable farm ground as well as wooded land. With over 2 miles of road frontage, this farm offers plenty of accessibility and promotes an excellent amount of options for the sale of the farm. The land lends itself to farming, hunting & recreation, building sites, and more. Also existing on the farm is the original farm buildings including a house and several outbuildings.

Conveniently located between Mansfield and the northern greater Columbus area, and directly in the middle of the Morrow County Amish Settlement, we anticipate that this farm will attract a wide variety of buyers when coupled with a tailored marketing approach as unique as the farm itself.

These past sales highlight the potential of a property when parceling acreage into small and large tracts. Due to the amount of parcels, acreage, and appeal, you can expect a strong turnout from on auction day.

Intact mineral rights would be included in the sale. While they currently offer little to no value in the area, their inclusion will boost a potential buyer’s confidence level, thus more aggressive bidding.

Boundary & Splits

Dividing the property into smaller parcels has been proven to yield the highest results when utilizing the auction method. Consequently, serious buyers are brought to the forefront. Also, the auction method allows the client to sell only to the most qualified of buyers by virtue of a 10% non-refundable down-payment due on auction day.

Several options exist concerning parcels, allowing for up to 20 separate plots, as detailed on the Potential Splits page of the printed proposal. Also, there will be careful planning with the township zoning and county approval process in regard to lot splits to prevent any surprises after the sale.

Over 23 acres of flood zone, located on the road’s west side, require careful planning to account for.

Broker’s Opinion

  • Estimated Per Acre Price Range: $4,000 – $6,000

  • Estimated Auction Sum (Whole): $1,500,000 to $1,650,000

  • Estimated Auction Sum (Parcels): $1,750,000 to $1,900,000

The per acre average for land and farms within a 20-mile radius is between $4,000 and $6,000 per acre. We anticipate that the 5 to 10-acre tracts would average close to $6,000 per acre and the 15 to 45-acre tracts would average between $4,000 to $5,000 per acre.

My opinion of value for the property is $1,750,000 to $1,900,000 or a per acre range of $4,900 to $5,300 per acre if offered in parcels. If we were to sell the farm lump sum without offering parcel options to buyers, my opinion of value is $1,500,000 to $1,650,000 or a per acre range of $4,300 to $4,600 per acre.
