Thank you for the opportunity to present our company and proposal for your properties. We pride ourselves in offering exceptional service, market knowledge, and the latest in marketing. Our experienced, knowledgeable REALTOR®’s, Auctioneers and Staff, sell 400+ properties a year via auction method, and 600+ in private treaty sales. In 2019, our total real estate transactions totaled over 260 million. We have offices in Sugarcreek, Millersburg, New Philadelphia, Kidron and Cambridge, OH along with Bridgeport, WV. We have top producing sales agents year after year.

The subject properties located in West Virginia, Pennsylvania and New York allow our team to market to a wide range of potential buyers: Commercial, Agricultural, Recreational, and more. As we visit the sites, we will lay out a plan for multi parcel bidding and develop strategies to maximize the dollar with a tailored marketing approach. Each property will be marketed specifically, either individually or with combination bidding.

Situated across three states, featuring similar characteristics, these rural recreational properties represent a wealth of land that will be highly sought after by the right buyers. Future development, either residentially or commercially, is of great benefit to individual values.

Utilizing our online bidding tools enables for a larger swath of bidders to partake. Considering the scope of what is available, opening up the auction to any and all comers has the potential to net the most possible revenue for each plot, while also reducing overhead on the part of seller and agency.

Boundary & Splits

Dividing the properties into smaller parcels has proven to yield the highest results when utilizing the Auction method. Consequently, serious buyers are brought to the forefront. Also, the auction method allows the client to sell only to the most qualified of buyers by virtue of a 10% non- refundable down payment due within 48 hours of the close of the Auction. As well as close on the property within 45 days.

We will determine the splits on each property (if applicable) as we move forward.

Proposed Marketing

Kaufman wants to be a partner in this transaction. Therefore we propose spending $30,000 (paid by Kaufman Realty & Auctions) to market these properties. In the event that a reserve is not met, and does not sell, Dominion Energy will be responsible for the aforementioned marketing of the property in question.

MapRight

A wonderful tool when multiple parcels are involved in the proceedings of a property. It accurately defines the boundaries via the confluence of Google Maps and a surveyor provided file.

PPC Advertising

Quite possibly the most effective method when scrutinizing conversion rates. Largely due to the fact that you are advertising to the prospective bidder/buyer at the exact moment.

Newspaper/Print

Print is dead. Long live print. There’s plenty of people who still receive a daily paper. Speak to them.
